A recent Zillow Digs survey indicates that four out of 10 homeowners who completed a do-it-yourself home project in the past three years wish they hadn’t. And nearly a quarter of them said their DIY project cost more than they expected. This Forbes article talks about renovation break-even points by metro area. This spring my appraisal office was asked to look into the potential renovation of two separate apartment renovation projects in central San Diego. Even with all the upward pressure on rents and nominal if any apartment vacancy, it can still be difficult to take an older apartment with Class C tenant improvements, and renovate it to Class B or Class A tenant improvements in a feasible manner. Having a building inspection, and insuring the property is free of termites, hidden water damage, and mold is critical. #RealEstate
